how to become a real estate agent winnipeg

step 1: preparation

To become a Real Estate Agent in Manitoba is quite a journey. At first, when you have zero connection and experience, consider this is a side job as you will not have clients when graduated, unless you have big connections in your life, from friends and family. So carefully calculated things out before becoming a real estate agent.

To know if this is a career that will fit you, you can check out many resources online, from Youtube, the Internet or even in your connections to see the insight of this job.

It is not flashy as you might expected, and the important thing will still be how can you get your clients. Spending hours researching via Youtube can be a good start for you. As they will give you some advices, the do and dont's from their own real life experience.

Another tip for you for a quick learning is attend as many open houses as possible as this is where you can meet real expert and talk to them whether about the property itself or some small talks about real estate career.

A good real estate agent is the one who will answer you truthfully to the best of their experience, and will not hesitate to hide from you or worry they will lose their clients. You must know how to build a good rapport with your clients.

step 2: registration

First, you need to register the Real Estate Salesperson Certification of MREA (Manitoba Real Estate Association) and grind through coursed to get the license.

There will be four Modules for you to take and required to be taken in order (you can not skip the module). The total duration of learning these modules is depended on you. These courses can be taken anywhere, anytime. If you wish to get your license fast, you will need to double down on your learning.

Program Fees (might be update annually) :

Module 1 - $1,370.000

Module 2 - $1,045.000

Module 3 - $1,045.000

Module 4 - $750.000

After you have finished learning the first module, you must go and register your examination date for each module. To be eligible to register the next examination, you must pass the previous module.

Step 3: Find a brokerage to partner with

After you have successfully complete the four modules of MREA as a Real Estate Salesperson, it is time for you to find a broker for you to work with, you can begin to find when you are in module 3 - to make everything fast.

Only after you join a brokerage, the MREA will qualify and give you your Real Estate Salesperson Certification

In Winnipeg, there are many brokerage you can work with, it could be EXP Realty, REMAX or Royal LePage to name a few.

Or you can get your license as a broker and open one to work - you must hold your real estate sale license for at least two years, have complete the courses Real Property Law, and Principles of Appraisal.

With each brokerage, there will be different programs, fees, rules, annual fees and different ways of operation. You must visit your intended brokerage website or contact them directly to get more information about it.

Another cool thing is you can work as a team. Meaning in a brokerage if any realtor is super busy to do an open house, show home for their clients, you can ask to work with that agent and share the profits.

Step 4: Apply Manitoba Securities Commission for your license

MSC or Manitoba Securities Commission, a division of the Manitoba Financial Services Agency, is an independent agency of the Government of Manitoba that protects investors and promotes fair and efficient capital markets throughout the province.

You must submit the Application for Registration – Real Estate Salesperson to the MSC within 12 months of completing Module 4.

The reason why you must apply MSC is to register and keep your license and you can renew your license annually. You can learn more about Registration Phase of MSC.

To apply for this step, you must join a brokerage - where they will give you a form and signature, the details about how to proceed and where to apply for it.

step 5: Apply for the local Real Estate Boards for Registration

If you want to work as a real estate agent in Manitoba, you must pay fee to legally work in Manitoba. However, if you move to another province in Canada, you must pay the board fee again.

Same with MSC, you must join a brokerage - where they will give you a form and signature, the details about how to proceed and where to apply for it.

Experience and skillsets are not enough to make you distinguished from other agents. There are also traits and integrity, personality that make a successful real estate agent and actually can help you close a deal.

When you join a brokerage, they will guide you on how to start your career. As you have already known, you must take good picture with professional outfit (make your own brand) to put on your personal real estate website and name card.

how to get clients as a real estate agent

pay money for advertising

Real estate agents spend a lot of money to get clients. The best methods for real estate service are SEO marketing, digital marketing. Traditional marketing including benches or billboard are not effective as it was.

To me, in this digital area, I use digital marketing. Because the majority of people find information within 5s on their phone. Some real estate agent also use QR code that link to their home page instead of showing contact information on their name card, a creative idea.

However, no matter what methods you use for marketing whether it is digital or physical (billboard, benches), it can't compete to mouth to mouth advertising.

Because at the end of the day, reference from a human to another human will give you authority, trust, and the most effective way about a product or service.

In addition, if you do not have any authorities or connections, you must work your way up and build your brand over the years, or you have some perks that help clients with most difficult cases that other realtors do not possess and can not handle.

The perks can be several connections with the banks, the best rates or any incentives that make you stand out from the rest.

Social Media Marketing

Social media marketing is the first easy step for you to step into digital marketing. You can create Instagram and Facebook page to increase your brand authority.

According to this many resources online, 47% real estate businesses get more leads by using social media.

Sign up your Google My Business to mark your business on Google. Make sure you have a checklist of what to do on Google My Business so you will not make any mistakes.

The reason why you should build your profile on Social Media is to let people know who you are. OF course, when it comes to real estate service, people usually search on Google, not some Instagram or Facebook search.

However, there will be a slim chance they will double check the second time by checking on Instagram. Plus, any real estate home pages should include a social media links, it helps Google to see the consistent of information about you.

Moreover, with social media, you can keep your clients update about new listings, by creating posts, carousels or short videos (which are really favorite and being pushed out a lot to users) in 2022 so you can reach up to many people.

Here is a way you can modernize your listing by using Social Media and Canva.

paid advertising

Many realtor or real estate team pay a huge amount of money to be on the first search result of Google for a targeted keyword.

This method works but it is costly, as you will pay Google per click when ever they click on your website, and CPC (cost per click) of some keywords could be up to $1 per click. So you should be carefully when doing this kind of advertising.

Getting people land in your website is one thing, if people interest they will contact you, that is the second thing which is completely depends on clients.

SEO advertising

SEO is a form of marketing related to searching on Google. This method will help you gain consistent flow of traffics, visits to your website without spending too much on Google Ads.

SEO helps your website to be the top search result for a targeted keyword. Which is really important when you want more leads and for new real estate agents to get noticed

There are many type of advertising and guides out there for you to research on. The above information I shared about based on the experience I have gathered on my real estate journey.
